These Terms of Service govern your use of chooseonsite.com and the services provided by OnSite Home Inspections(“OnSite,” “we,” or “us”). By using our website or booking an inspection, you agree to these terms.

Inspection services

Inspections are visual evaluations of accessible systems and components of the property at the time of inspection. They are not warranties or guarantees against future failures. The full scope, limitations, and exclusions of each inspection are described in the inspection contract you will receive at booking — please review it carefully.

Booking and cancellation

Inspections may be rescheduled or cancelled at no charge with at least 24 hours' advance notice. Cancellations made less than 24 hours before the scheduled inspection, or no-shows at the property, may be subject to a cancellation fee equal to 50% of the quoted inspection price. If the inspector arrives at the property and is unable to perform the inspection due to circumstances outside our control — such as locked utilities, inaccessible areas, or the property not being ready — a trip fee may apply and the inspection will be rescheduled at the earliest available time.

Payment

Payment is due at the time of inspection unless other arrangements have been agreed in writing. We accept credit card, ACH, and certain digital payment methods.

Liability and limitations

Our liability is limited as set forth in the inspection contract you sign before each inspection. In the event of any dispute, the inspection contract — not these website terms — controls the scope of services and remedies.

Use of the website

You agree not to misuse our website — including attempting to disrupt service, access non-public areas, or scrape content for unauthorized purposes.

Intellectual property

All content on chooseonsite.com — text, photos, logos, layout — is the property of OnSite Home Inspections or used with permission. You may not copy, modify, or redistribute it without written consent.

Changes to these terms

We may update these terms periodically. The “Last updated” date at the top reflects the most recent change. Continued use of the site after changes constitutes acceptance.

Governing law

These terms are governed by the laws of the State of Utah. Any disputes will be resolved in the courts of Utah County, Utah.
